Our landlord packages

We offer a range of letting options to suit every landlord’s requirements. 
We realise that every landlord is different, therefore our options give you the flexibility to choose the service that suits you best.

What's included in all packages:

Evaluate your properties potential rental 
income and advise how to prepare your property.
Market your property within 24 hours of your instruction on all major portals including Rightmove.co.uk & Zoopla.
Where possible, erect an eye catching 
'To Let' board outside the property within three days of your instruction.
Interview all prospective tenants, accompany viewings of the property and negotiate any offers on your behalf.
Carry out identity/reference checks on prospective tenants and arrange credit search by an independent company.
For a prospective tenant who we see as financially weak, we can arrange a guarantor who will also be credit checked.
Ensure the tenancy will be compliant with all regulations. We can arrange the checks on your behalf where necessary.
Prepare a tenancy agreement, which complies with current legislation, to protect your rights and interests.
Collect the first months rent and security deposit.

Our range of letting options

Tenant find only: Our let only service is suited to experienced landlords who have the time and resources to deal with the issues that arise from renting a property. Or alternatively, we can offer a fully managed service for a trouble free tenancy!

Rent Collection: This option is for Landlords who want to manage the property themselves on a day-to-day basis, yet want a professional approach to the collection of rent.

Fully managed: This is the hassle-free option if you wish us to take complete control of renting your home from beginning to end.

Rent Guarantee: Each tenant we find for a property is fully referenced by the UK’s leading referencing agency, ensuring a top quality client will be residing in your home. We offer a rent guarantee scheme underwritten by Let Alliance insurance giving peace of mind to landlords. There’s no need to worry about unpaid rent if your tenant defaults.

What's Included? Tenant Find Only Rent Collection Fully Managed Rent Guarantee
Hold the security deposit in our Tenancy Deposit Scheme (For ‘Find Only’ you will have to deposit the security bond in your own Deposit Account).
Supply a full colour photographic inventory of the property displaying the properties condition at the start of the tenancy.
To Notify the tenants of who the local council, gas, electricity and water suppliers are and provide the meter readings in order to set up their accounts.
Ensure that any maintenance issues are dealt with in an efficient and timely manner. This will ensure the your obligations as a landlord are fully met.
Collect the monthly rent payments on your behalf, deduct any necessary expenses and fees then forward the balance to your nominated account.
Inspect the property on a regular basis to ensure that the tenant is undertaking all responsibilities in accordance with the tenancy agreement.
Respond to any queries or concerns from the tenant to ensure that the tenancy proceeds smoothly and is looked after.
At the end of the tenancy we will renew the agreement if necessary, ensuring a further guaranteed period of tenancy
Alternatively, we can arrange for the tenant to stay on a periodic tenancy giving you the flexibility of re-possessing the property with 2 months notice.
If you do wish the tenancy to end we will issue the appropriate notice to the tenant on your behalf.
Prepare a final statement of condition or inventory so the property is either ready for re-occupation or ready for the next tenant.
Arrange for the security deposit to be returned to the tenant with any necessary deductions
Peace of mind that your property is being professionally managed!!
Guarantee monthly rental. Limit of £2,500 rent per calendar month.
