What's included in all packages:
Tenant find only: Our let only service is suited to experienced landlords who have the time and resources to deal with the issues that arise from renting a property. Or alternatively, we can offer a fully managed service for a trouble free tenancy!
Rent Collection: This option is for Landlords who want to manage the property themselves on a day-to-day basis, yet want a professional approach to the collection of rent.
Fully managed: This is the hassle-free option if you wish us to take complete control of renting your home from beginning to end.
Rent Guarantee: Each tenant we find for a property is fully referenced by the UK’s leading referencing agency, ensuring a top quality client will be residing in your home. We offer a rent guarantee scheme underwritten by Let Alliance insurance giving peace of mind to landlords. There’s no need to worry about unpaid rent if your tenant defaults.

| Hold the security deposit in our Tenancy Deposit Scheme (For ‘Find Only’ you will have to deposit the security bond in your own Deposit Account). | ||||

| To Notify the tenants of who the local council, gas, electricity and water suppliers are and provide the meter readings in order to set up their accounts. | ||||
| Ensure that any maintenance issues are dealt with in an efficient and timely manner. This will ensure the your obligations as a landlord are fully met. | ||||
| Collect the monthly rent payments on your behalf, deduct any necessary expenses and fees then forward the balance to your nominated account. | ||||
| Inspect the property on a regular basis to ensure that the tenant is undertaking all responsibilities in accordance with the tenancy agreement. | ||||
| Respond to any queries or concerns from the tenant to ensure that the tenancy proceeds smoothly and is looked after. | ||||
| At the end of the tenancy we will renew the agreement if necessary, ensuring a further guaranteed period of tenancy | ||||
| Alternatively, we can arrange for the tenant to stay on a periodic tenancy giving you the flexibility of re-possessing the property with 2 months notice. | ||||
| If you do wish the tenancy to end we will issue the appropriate notice to the tenant on your behalf. | ||||
| Prepare a final statement of condition or inventory so the property is either ready for re-occupation or ready for the next tenant. | ||||
