Not necessarily. You know the saying – ‘If the price seems too good to be true, it probably is…’ Typically, if an agent can afford to offer you a cheap fee it’s most likely because they remove important items from their service in order to make a profit (if they sell it).
We’ve noticed that some rely on limited property websites, produce poor marketing material and typically only have one office which is rarely staffed to handle the volume of inbound enquiries. All these items can have a detrimental effect on your homes exposure and final selling figure.
Valuing homes is pretty easy – with experience. And yes, we do see that we value some homes at the same price as other agents… but that doesn’t mean they will achieve that figure or the same figure we will achieve.
We hear it time and time again. ‘We sold our house to the first viewer for full asking price.’ To the unassuming homeowner, this is great news… but what if your buyer was the third viewer and your agent stopped viewings because they ‘have done their job’. Or, what if your buyer doesn’t check Rightmove on the day your home went live?
The good news is that we harvest buyer’s details for over 12 months prior to your home coming on the market… we match your home to our unbeatable database and circulate it across all our offices before it hits Rightmove to ensure maximum exposure. We ensure that every potential buyer has seen your home before accepting an offer and negotiate the highest offer possible. Surprisingly, not every agent does this!
We aren’t going to lie, Rightmove is a great website. But, according to our own surveys, websites only account for 60% of our home sales (this includes Zoopla and our own website). The other 40% of sales have been generated by our team introducing buyers to their homes first, ensuring maximum value and timescales.
Lots of agents rely solely on Rightmove to sell homes which means you could potentially only have a 60% chance of selling – or not achieve the highest sale price if your buyer is in the other 40% we have.
That’s fine, you are able to swap estate agents if your contractual period is over. You can also instruct a second agent to work alongside your existing agent if you like – you would only be liable to pay the winning agent a fee!
Something else to consider is that if your home has been on the market for a long time, buyers will know. Rightmove publishes ‘Marketed From’ dates on your advert which could have a negative effect on your marketing. Changing agents = new marketing date.
