Following acceptance of an offer, prospective purchasers will be required to:

  • Complete a Shared Ownership Application Form with Torus.

  • Complete an affordability assessment with Torus' independent financial advisor.

The affordability assessment will ensure that combined monthly mortgage and rent payments do not exceed 45% of the applicant's net monthly income. Regular overtime, bonus payments and applicable state benefits, including Universal Credit, may be considered as part of the assessment.

Please note:

  • If a purchaser does not meet the affordability criteria, they will be unable to proceed with the purchase. The decision is final and cannot be appealed.

  • Torus will notify both the vendor and purchaser once approval has been granted, allowing the sale to progress.

  • All mortgage offers must be approved by Torus as part of the purchase process.

  • Mortgages will normally only be approved where secured borrowing does not exceed 95% of the property's value. 100% mortgages will not normally be accepted.

  • Shared Ownership properties must be occupied as the purchaser's main and principal residence and cannot be sublet.
